Every piece of land is unique, and the valuation process involves numerous factors, many of which can only be determined after conducting an in-depth analysis of a particular property. Our key focus areas include the general location, size, shape, topography, roads and accessibility, the presence of floodplains or wetlands, the availability or installation of utilities, and zoning codes. These factors collectively contribute to our assessment of value.

It's a simple process, and we're here to help guide you through every step of the way.


1. Signed purchase agreement: To initiate the process, both parties (buyer and seller) must first sign a purchase agreement. This document outlines the purchase price, and details of the purchase and sale.


2. Closing documents are prepared and escrow is opened: Once the purchase agreement is signed, it is sent to a trusted title company or attorney. They open escrow and prepare the necessary closing paperwork. Title companies and attorneys help ensure a secure transaction by conducting a comprehensive title search on the property, verifying the identities of both parties, and securing the buyer’s funds in escrow.


3. Sign the closing documents: To complete the signing of the final closing documents, the seller has two options: Signing in person at the title company or attorney's office, or choosing to receive the documents by mail, along with a return envelope. In this case, the documents will need to be notarized before returning them via the provided envelope. This can be done at any local notary, or we can help arrange for a mobile notary service to come to you.


4. Get paid: Once the closing documents are signed and everything is finalized, the title company or attorney releases the buyer’s funds from escrow. On the scheduled closing date, the seller receives their payment directly from the title company or attorney, either by cashier’s check or wire transfer, depending on the seller’s preference.

Every piece of land is unique, and it all depends on the distinct characteristics of each property. Most often, we prefer to preserve the land in its natural, untouched state while providing access. In other cases, we may invest in improvements to enhance its value. For certain projects, we may collaborate with a builder, or simply list it on the market.
